The first question everyone asks is the one nobody answers plainly: what is this going to cost? The honest answer is that it depends on what is actually wrong under your house, and anyone who quotes you a number before looking is guessing with your money.
Published figures span a very wide range, because “encapsulation” is not one job: a small, dry, straightforward space is a different project from a large one that needs drainage, mold treatment and a dehumidifier. That range is so wide because “encapsulation” is not one job. It is a diagnosis plus whatever treatment the diagnosis calls for.
The five things that move the price
1. The size of your crawl space
Barrier material, labor hours and dehumidifier capacity all scale with square footage. A 900 square foot space under a cottage and a 2,800 square foot space under a rambling ranch are different jobs.
2. Standing water and drainage
If water collects under your house after rain, it has to be solved first with a French drain, a sump system, or both. Sealing water inside a crawl space would make everything worse, so no honest contractor will skip this step. Drainage is often the biggest single variable in a Georgia quote because our red clay drains so slowly.
3. Mold on the framing
Where joists show growth, mold treatment comes before any barrier goes down. The extent matters: a few patches near a vent is a small line item, widespread growth across the subfloor is not.
4. The dehumidifier
A sealed space still needs its humidity managed. A commercial unit sized to your cubic footage, drained properly, is part of any complete encapsulation. Be wary of quotes that skip it, and of quotes built around a big-box portable unit that was never designed to run unattended under a house.
5. Access and condition
Low clearances, old debris, fallen insulation that needs hauling out, piers that need careful wrapping: the state of the space affects the hours in it.
How to read a crawl space quote
- It should be written, with the scope itemized: drainage, mold treatment, barrier spec, dehumidifier model, warranty terms.
- It should be based on an inspection with photos of your actual crawl space, not a template price per square foot.
- It should name the barrier thickness and fastening method. Painter’s plastic laid loose on the dirt is not encapsulation.
- It should tell you what you do not need. If a vapor barrier refresh genuinely solves your problem, the right contractor says so.
Why our inspection is free
We inspect, photograph and measure, then hand you a written number for your actual crawl space. No discount theater, no teaser price that grows once the crew is under the house. If the honest answer is that you need a small fix or no fix at all, that is the answer you get. That is exactly why the inspection costs nothing: the diagnosis should never be the gamble.
