Hills, newer houses and a lot of rain

Gainesville is newer than the other towns we cover. Nearly half its homes went up after 2000. That helps, but it does not keep a crawl space dry. Hall County is hilly, and a house on a slope tends to collect storm water along its uphill side. A vented crawl space on that lot gets wet from below and humid from the vents at the same time.

That is why the order matters here. If water is getting in, it has to be moved away from the foundation first, with grading, a drain or a sump. Sealing a liner over a wet floor just traps the problem. Once the water is under control, the space can be sealed and dried.

We cover all of Gainesville, from the older streets near downtown and Brenau to the neighborhoods off Thompson Bridge Road and Dawsonville Highway, plus Oakwood, Flowery Branch, Braselton and the rest of Hall County. Every visit starts with a free inspection: photos, moisture readings and an honest answer, including when the answer is that you do not need us.

Crawl Space Doctors was founded by Dustin Taylor and Mike Scott, who own it and run it from Madison. We answer our own phone.

The order matters

How a Gainesville plan usually runs

On sloped lots, the sequence is the plan. These are the three steps, in the order we do them.

  1. Move the water

Grading, a drain along the uphill wall, or a sump where water collects. Nothing gets sealed over standing water.

    Waterproofing and drainage →
  2. Seal the space

A liner on the floor and walls, sealed vents and wrapped piers once the ground is no longer wet.

    Encapsulation →
  3. Hold it dry

A dehumidifier sized to the space keeps it under 60% through a Hall County summer.

    Dehumidification →

Gainesville crawl space questions

The weather data, the housing numbers and the drive.

NOAA does not publish a humidity table for Gainesville, GA, so we counted the hourly readings at Lee Gilmer Memorial Airport ourselves, 2006 to 2025. August mornings average 86% humidity, about 5.5 in 10 June to September hours sit at 70% or higher, and the average August dew point is 67.1°F. That is a little drier than Athens or Augusta, and still well above the 60% indoor limit.

Newer than anywhere else we cover. Census figures put the median home inside Gainesville city limits at 1994, and 44% were built in 2000 or later. Another 45% went up between 1960 and 1999. Newer homes still sit over vented crawl spaces more often than people expect.

About 73 road miles from our base at 1050 Beau Rivage Dr in Madison, roughly an hour and 45 minutes by US-441 and US-129. That is a routing estimate without traffic. The inspection is free regardless.

Being near the lake does not flood a crawl space by itself. What matters more is the lot. Homes on a slope often have water working toward one side of the foundation after heavy rain, and that has to be fixed before anything is sealed. The inspection tells us which side and how much.

It depends on the square footage and what the inspection finds. A new vapor barrier is a very different job from encapsulation with drainage and dehumidification. The number comes from the free inspection, not a phone call. No expiring-tonight discount, and if a smaller fix solves it, that is what we recommend.
