Elberton, by the numbers

The oldest houses we serve

Elberton calls itself the Granite Capital of the World, and a lot of its houses date from the decades when that industry was growing. Census figures put the median home inside city limits at 1959. Half were built before 1960, and only about one in twenty since 2000.

Homes from that era were built with open foundation vents and dirt or a thin sheet of plastic underneath. Decades of Georgia summers working on that setup is what we usually find: damp joists, sagging insulation, rusted ductwork, under houses that are otherwise solid.

What we do under an Elberton house

An older Elberton crawl space usually needs more than a new sheet of plastic. We start the same way every time: we crawl the whole space, photograph the piers, sill, joists and ductwork, and take moisture readings in the wood. Then we sit down with you and go through the pictures.

On older homes the plan often starts with repairs that have to happen before anything is sealed: insulation that has fallen, a wet corner where storm water comes in, ductwork that sweats every summer. Then the space gets a liner on the floor and walls, sealed vents and, where the readings call for it, a dehumidifier. If the space turns out to be dry and sound, we tell you that and leave.

We cover Elberton and all of Elbert County, including the homes toward Lake Russell and the communities of Bowman, Dewy Rose and Middleton. Founded and owned by Dustin Taylor and Mike Scott, Crawl Space Doctors works out of Madison. We answer our own phone.

“After interviewing multiple vendors I selected Crawlspace Doctors. Their pricing was very reasonable, and the results are excellent.”

Elberton crawl space questions

Housing age, the weather station and the drive.

The oldest of any town we serve. Census figures put the median home inside Elberton city limits at 1959, so half were built before 1960 and three in four before 1980. Only about 6% went up in 2000 or later.

From Elbert County's own airport station, about 3 miles from downtown. It has reported hourly since 2015, so we used ten years of hourly readings, 2016 to 2025, with gaps. August mornings there averaged 95% humidity and the August dew point averaged 71.0°F. That is a shorter record than Athens, 29 miles away, which reads 90% at the same hour.

About 68 road miles from our base at 1050 Beau Rivage Dr in Madison, roughly an hour and a half up US-441 to Athens and then east on GA-72. That is a routing estimate without traffic. The inspection is free.

Solid ground is good for a foundation. Where soil is shallow over rock, though, storm water has fewer places to soak in and can travel sideways toward a house. Whether that is happening under yours is something we check on the inspection, and if it is, the water gets fixed before anything is sealed.

Often more than a newer one. Older houses pull more air up through the floor, so a damp crawl space shows up upstairs as a musty smell, humidity and cold floors. Sealing and drying the space also protects the original framing that makes these houses worth keeping.
