Crawl Space Encapsulation & Repair in Athens, GA
Athens August stays out of your floor.
Free crawl space inspections across Athens and Clarke County, with photos of what we find and a plan.
Average by hour, Ben Epps Airport, 2006 to 2025 (our count of hourly readings, Iowa Environmental Mesonet).
Over 70% all night. Over 60% until noon.
The curve above is an average August day at Ben Epps Airport, built from twenty years of hourly readings. From 8 p.m. to 9 a.m. the air sits above 70% humidity, the level at which mold can grow on a surface. It only dips under the 60% indoor limit from noon to 5 p.m.
A vented crawl space breathes that air all day. Where it meets ductwork and joists that are cooler than it is, it gets even closer to saturated. Sealing the space and drying it is how you take the crawl space off that curve.

What we look for under an Athens house
Athens housing runs from century-old cottages to subdivisions finished last year, and the crawl spaces follow the same split. The in-town streets around Five Points, Normaltown, Boulevard and Cobbham lean older, with open foundation vents, brick piers and, often, black plastic that tore years ago. The newer neighborhoods off the Loop and out toward Oconee County lean newer, but a newer house over a vented crawl space still breathes the same August air.
So the first visit is the same everywhere in town. We crawl the whole space, photograph it, read the moisture in the wood and the air, and show you the pictures. If the barrier is intact and the framing is dry, you hear that, and you do not need us. If it is not, you get a plan for your house, not a package.
We are Crawl Space Doctors, founded and owned by Dustin Taylor and Mike Scott and based in Madison. We cover Athens-Clarke County and the towns around it, including Winterville, Bogart and Bishop, plus Watkinsville next door. What we install carries our 5-year warranty: we cover the unit and the install, and we answer our own phone.
Three fixes we see fit Athens homes
The inspection decides. These are the three plans that come up most once the photos are on the table.
Barrier and vents
When the space is mostly dry but the old plastic is torn and the vents are open, a new barrier and sealed vents may be all it needs.
Vapor barriers →Full encapsulation
When the wood reads wet in summer, we seal floor and walls, close the vents, and set a dehumidifier sized to the space.
Encapsulation →Mold first
When the joists show growth, that gets treated before anything is sealed over it, then the moisture is fixed so it does not come back.

One air handler, two visits

Athens crawl space questions
Humidity, housing age and the drive.
Athens has an official NOAA humidity record, kept at Ben Epps Airport since 1955. It puts the average August morning at 90% relative humidity and the 1 p.m. low at 58%. Our own count of hourly readings at the same airport from 2006 to 2025 found 59% of June to September hours at 70% or higher, and an average August dew point of 68.6°F. The EPA says to keep indoor humidity under 60%, and a vented crawl space is breathing outdoor air.
Census figures for Athens-Clarke County put the median home at 1987. 14% of homes were built before 1960, 26% between 1960 and 1979, 30% between 1980 and 1999, and 31% in 2000 or later. Most homes built before 1980 went up with open foundation vents and no sealed barrier, so we check those first for torn plastic and wet framing.
Our base is at 1050 Beau Rivage Dr in Madison. Downtown Athens is about 36 road miles from there, roughly 50 minutes up US-441 through Watkinsville. That is a routing estimate without traffic, so your street may be a little more or less. The inspection is free either way.
It can be a big part of it. Air from the crawl space rises into the rooms above it, so a damp space under the floor means your AC is pulling water out of air that keeps getting replaced. Sealing the space and running a dehumidifier down there is one of the few fixes you can feel in the rooms and see on the power bill. We measure before we promise anything.
It depends on the size of the space and what the inspection finds. A new vapor barrier and sealed vents is a much smaller job than full encapsulation with drainage and a dehumidifier. You get a real number after we have been under your house, with photos, and no discount that expires tonight. If the smaller fix solves it, that is the one we recommend.
