Why the ducts sweat

71°F is the number that matters

A dew point is the temperature at which water comes out of the air. Augusta's August average is 70.8°F, the highest of the long station records we use. Any surface cooler than that, in air like that, gets wet.

In August, crawl space ductwork carrying cooled air and the joists above it usually are cooler than that. Do that every night from June to September and you get sweating ducts, insulation that sags with water, and the musty smell that follows.

Augusta, Georgia

Older piers, newer subdivisions, same air

The houses are a mix. Summerville and Forest Hills have older homes with brick piers and low clearances. National Hills and the subdivisions out toward Martinez and Evans are newer. Both kinds can sit over vented crawl spaces, and both breathe the same August air.

Every job starts with a free inspection: we crawl the space, photograph it, take moisture readings and show you what we found. If it is dry, you hear that. If it is not, you get a plan for your house, with drainage fixed first wherever water is getting in.

The two founders, Dustin Taylor and Mike Scott, own the company, and home base is Madison. What we install carries our 5-year warranty: we cover the unit and the install, and we answer our own phone.

“After interviewing multiple vendors I selected Crawlspace Doctors. Their pricing was very reasonable, and the results are excellent.”

Augusta crawl space questions

Dew point, distance and housing age.

Wetter, mostly in dew point. NOAA's record at Bush Field puts the average August morning at 90% humidity, the same as Athens. The difference is the dew point: our count of 2006 to 2025 hourly readings puts Augusta's August average at 70.8°F, against 68.6°F in Athens, and 71% of July and August hours have a dew point of 70°F or higher.

About 85 road miles from our base at 1050 Beau Rivage Dr in Madison, roughly an hour and 45 minutes, most of it on I-20. That is a routing estimate without traffic. The inspection is free.

Census figures for Augusta-Richmond County put the median home at 1980, so about half were built before 1980 and 21% before 1960. Neighborhoods like Summerville and Forest Hills lean older than that.

Augusta sits on the Fall Line, where the hilly Piedmont meets the flatter Coastal Plain, so soils change a lot from one neighborhood to the next. What matters for your house is where water goes after a storm, which is exactly what the inspection checks. If water is getting in, we fix that before anything is sealed.

It depends on the size of the space and what the inspection finds, from a new vapor barrier to full encapsulation with drainage and a dehumidifier. The free inspection is where you get a real number, and if a smaller fix solves it, that is what we recommend.
