Crawl Space Waterproofing & Drainage in Athens, Gainesville & Augusta, GA
Standing water does not belong under your house.
Follow the blue line. We find where the water gets in, give it a way out, and only then seal anything.
Four numbers on the drawing. Four places we look.
- 1Grade toward the houseRed clay holds storm runoff, and ground that slopes the wrong way sends it straight at the foundation.
- 2Downspouts at the wallA downspout that empties at the corner dumps a roof's worth of rain in one spot. Often the cheapest fix there is.
- 3Interior drainA perimeter drain along the footing catches what gets under the wall and carries it to one low point.
- 4SumpA sump pit and pump send the collected water out and away from the house.

Sealing a wet crawl space traps the water in.
Some crews wrap plastic over a wet dirt floor and call it done. We go in this order instead.
Outside first
We flag grading and downspouts that aim water at the house. Fix those and there is less to pump.
Drain and sump
Whatever still gets in is collected at the footing and pumped out.
Then the barrier
Once the water has a way out, the liner goes down over ground that stays dry.
Find the water. Then move it.
The same four steps as every job we do, written for water.

The Full Checkup
We look for standing water, staining and wet soil, and walk the outside: grading, gutters and where each downspout lets out.
- 02
The Straight Diagnosis
You see the photos and the path the water takes, with a written scope for the drain, the sump and any outside fixes.
- 03
The Dry-Out
The drain goes in at the footing, the sump at the low point, and the discharge runs away from the house. Then the barrier.

Water and drainage questions
Often both, in that order. Waterproofing handles liquid water that pools or runs through; encapsulation seals the space off from humid air and ground moisture. If your crawl space takes on standing water after a storm, waterproofing comes first, because sealing water inside is worse than leaving it vented.
Sometimes, but usually it is one piece. If the grading and downspouts are still aiming water at the foundation, you are pumping a problem you could have stopped outside for a fraction of the cost. We look at the whole path the water takes, not just the puddle.
Most interior drain and sump installs are a one to two day job, depending on the size of the crawl space and how much trenching is involved. You do not need to leave the house, and we show you photos of the finished system.
It depends on the length of drain, whether a sump is needed, and the outside work. The free inspection of your actual crawl space is where the number comes from, with no expiring-tonight pressure.
“Michael and Dustin came out on Saturday 9-5-26 and performed crawlspace work and installing a Dehumidifier. Both owners were on site and complete the work in the same day.”
“No over selling, just pricing what you actually need for your individual crawlspace needs.”
“After interviewing multiple vendors I selected Crawlspace Doctors. Their pricing was very reasonable, and the results are excellent.”
Water under control? The next question is the air. Georgia summers keep a sealed space damp without help.
