Crawl Space Encapsulation in Athens, Gainesville & Augusta, GA

Seal it once. Keep it dry for good.

5.0 on Google Owned by Dustin and Mike. Veteran-owned. We answer our own phone.

A heavy-duty liner on the floor and walls, every vent sealed, and a dehumidifier sized to your space. The photos are from one of our own jobs.

One crawl space, two visits

Look at the air handler. Then look again.

Torn black plastic, red clay and a box of filters on the dirt. Then a white liner run wall to wall around the same unit. Same joist, same duct, same stamp on the lumber.

What goes in

Five parts. Skip one and it leaks.

Encapsulation is a system, not a sheet of plastic. Here is where each part sits under your house.

1 2 3 4 5 YOUR FLOOR RED CLAY
  1. Floor linerA heavy-duty barrier over the dirt, fastened and taped at the seams, so ground moisture stays in the ground.
  2. Walls and piersThe liner runs up the foundation walls and around each pier, so damp block cannot breathe into the space.
  3. Vents sealedOpen vents are how humid Georgia air gets in. They get closed off.
  4. Airtight doorThe access door is the last big hole. It gets a door that seals.
  5. DehumidifierSized to your square footage and drained so there is nothing to empty, with a 5-year warranty on the unit and the install.
Encapsulation or just a barrier?

You may not need the whole system.

Plenty of crawl spaces only need a new barrier. Here is how the two jobs differ, and how we tell which one is yours.

The full system

Encapsulation

What goes in
Liner on the floor, walls and piers, vents and gaps sealed, an airtight door, and a sized dehumidifier.
When you need it
The wood reads wet, the air stays damp through summer, or there is a musty smell or mold on the joists.
What comes first
Any standing water gets drainage before anything is sealed in.
The lighter job

Vapor barrier only

What goes in
A new barrier over the dirt floor, fastened and taped, plus insulation fixed where it has fallen.
When it is enough
The space stays dry after storms, the wood reads dry, and the problem is old, torn plastic.
What stays open
The vents. Outside air still moves through the space.

The free inspection measures wood moisture and air humidity, so the readings pick the job. If a barrier is all you need, that is what we quote. More on vapor barriers

“No over selling, just pricing what you actually need for your individual crawlspace needs.”

Ellis M.5-star Google review, September 2026

“After interviewing multiple vendors I selected Crawlspace Doctors. Their pricing was very reasonable, and the results are excellent.”

How an encapsulation runs

Four steps, in this order

Encapsulation is the biggest job we do, so the order matters most here.

  1. 01

    The Full Checkup

We crawl the whole space with a moisture meter and a camera: wood readings, air humidity, vents, drainage, and every pier.

  2. 02

    The Straight Diagnosis

You see our photos and readings and get the scope in writing. If a new barrier alone will do, we say so.

  3. 03

    The Dry-Out

Water and mold first, then the liner, the sealed vents, the door and the dehumidifier. Most encapsulations take one to two days.

  4. 04

    The Aftercare

A walkthrough with photos of the finished space, the warranty in writing, and a number you can call.

Encapsulation questions

It depends on the size of the space, how much moisture damage we find, and whether you need drainage or a dehumidifier as part of the fix. That is why the inspection is free: you get a written number for your actual crawl space, not a teaser price that grows later.

No. Bigger spaces, drainage work or mold treatment can add time, but you stay home the whole way through, and we leave the space clean and photographed.

Decades, when it is done right: heavy-duty liner, fastened and taped at the seams. Your dehumidifier carries our 5-year warranty: we cover the unit and the install, and every job carries our 100% satisfaction guarantee.

Yes, and it gets better. A sealed, dry, bright white crawl space is far more usable than a dirt floor, and your holiday decorations stop smelling like a basement.

Water on the floor after a storm? That gets solved before anything is sealed.
